Cashpumpkin is a web app at cashpumpkin.com for analyzing rental property deals. This policy explains what information it handles.

Your account

To use Cashpumpkin you sign in with Google or with a link sent to your email. We receive your email address (and, with Google, your name and profile picture) so we can identify your account. Supabase manages sign-in, and Zoho Mail delivers account emails. We never see your Google password.

Your deals and settings

What you enter in Cashpumpkin (addresses, prices, rents, notes, comps, checklists and your settings) is saved to your account so it's there on any computer. It's stored with our database provider, Supabase, and protected so that only you can read or change it when signed in. We don't look at your deals except when you ask us for help with them or the law requires it, and we never sell or share them.

When you paste listing text or a listing link, Cashpumpkin reads the facts it needs (like price, bedrooms and ZIP code) in your browser and then discards the pasted text. It never opens or reads listing websites.

You can download all your deals as a CSV at any time, even after a subscription ends. To delete your account and everything in it, email us from the address you sign in with.

Public data

Rents (HUD Fair Market Rents) and property tax rates (US Census) are built into Cashpumpkin. Our server downloads Freddie Mac's public weekly mortgage rate file to keep rates current. None of this sends anything about you or your deals.

Subscriptions and payments

Cashpumpkin costs $9 per month, with one 7-day free trial per account and card. If either already had a trial, billing starts immediately. You add a card on a checkout page run by Stripe (stripe.com), which processes all payments. You give your card details directly to Stripe; we never receive or store your full card number. We receive your subscription status, and Stripe tells us a card "fingerprint" (a code that identifies a card without revealing its number) so we can enforce the trial limit. Stripe's own privacy policy covers how it handles your information.

This website

cashpumpkin.com uses no advertising or analytics cookies and no tracking code. When you sign in, your browser stores a sign-in token so you stay signed in. Our hosting provider, Cloudflare, keeps standard server logs (such as IP addresses) for security and to keep the service running.

Who handles your data

Supabase (accounts and database), Zoho Mail (account email delivery), Stripe (payments), Cloudflare (hosting), and Google if you choose to sign in with Google. We don't use any other services with your data.

What we don't do

We don't sell or rent your information. We don't use it for advertising. We don't track the websites you visit.
